Developing and Validating a Socio-Technical BIM-Lean Integration Maturity Model for Predicting Construction Project Performance
Abstract
This study develops and tests a multidimensional total quality management (TQM) framework to explain how distinct quality practices influence environmental sustainability, construction quality, cost and schedule performance, waste reduction, energy efficiency, stakeholder satisfaction, and overall project performance in industrialized building system (IBS) projects. Soft and hard TQM dimensions such as leadership commitment, customer focus, employee involvement, training and continuous improvement, process management, supplier quality, and data driven decision making are operationalised and linked to eight outcome constructs. Partial least squares structural equation modelling (PLS SEM) is used to estimate direct effects and to examine mediation by waste reduction and energy efficiency, while moderation tests assess the conditioning roles of sustainable procurement performance, institutional quality, digital project management adoption, and reverse logistics maturity. Quantitative survey data from IBS projects provide the empirical core and are supplemented by qualitative interviews and document analysis to explain pathway dynamics and contextual contingencies. Measurement and structural diagnostics address reliability, convergent and discriminant validity, common method variance, predictive relevance, and robustness checks including heterogeneity analysis. Results map which TQM dimensions most strongly predict environmental and operational outcomes, identify whether waste and energy mechanisms transmit TQM effects to sustainability, and show how procurement and institutional contexts amplify or attenuate those effects. The integrated mixed methods approach yields actionable insights for managers, procurement specialists and policy makers seeking to align quality management, digital tools, and circularity practices across IBS lifecycles.
